Q: I have a broken lease. Can you help me?

  • 1. How old is the broken lease? The older the better. Most properties that accept broken lease want them to be over 1 year old. But there are some that will accept a recent broken lease.
  • 2. What is the name of the property where the broken lease is at? We need to avoid properties that managed by the same company.
  • 3. Do you know who manages the apartment complex where your broken lease occurred? Just in case you are relocating from another part of the country or state.
  • 4. Do you know how much they claim you owe them? Some properties have limits on how much your broken lease balance can be. Some require it to be less than $1500 or $2000. If you have a $0 balance then you will have a lot more choices even though a balance still shows on your credit.
  • 5. Do you have rental history in your name since the broken lease? Some properties require good rental after a broken lease.
  • 6. Have you tried to apply anywhere? We need to know if your application has been denied or accepted.

  • 1. Do you know what your credit scores are? To get the most accurate scores you need to visit the three credit bureaus websites. The credit bureaus are Experian, Equifax and Transunion. You are entitled to a free annual credit report.
  • 2. Do you owe any utility companies? Many apartments will deny an application if you have outstanding utility bills.
  • 3. Have you had any repossessions of your property. Many properties will deny an applications if you have had a recent repossession

Q: I have a filed for bankruptcy. Can you still help me lease an apartment?

We will need to know a few things to assist you as much as possible.

  • 1. How old the bankruptcy? The older the better. If the bankruptcy is recent or current we can still help.
  • 2. Did you file a Chapter 7, 11 or 13 bankruptcy. If you are still making payments the apartments will deduct your monthly payments from your income qualifications. The will not include the amount of your payment as part of your income.

Q:I had a foreclosure. Can you help me lease an apartment?

  • 1. How old is the foreclosure? The older the better. If recent we can still help.
  • 2. Do you still owe on the property foreclosed on? If you do no the you will receive a lot more choices.
  • 3. Are you making payments on the foreclosure balance? If you are then the apartments will not
  • include your payments as part of your income.
